Welcome to Avant Homes’ public consultation website. This website has been created to provide information and gather feedback about our proposals for new homes at the former Sage Headquarters site, Great Park.
The aim of this consultation is to provide you with information about Avant Homes’ development proposals and enable you to share any comments and questions you may have.
Design work on the proposal is ongoing, meaning that the information presented here may change in response to the comments received through this consultation.

The Site
The site comprises approximately 9.7 hectares of developed land with perimeter tree planting within Newcastle Great Park. The site contains the former Sage Headquarters, a large, purpose built, five-storey office building which has been vacant since 2021.
Access is gained from Great Parkway to the east of the site. The site is situated within Great Park, a neighbourhood to the north of Newcastle City Centre. The site is bound by woodland in the north (Havannah and Three Hills Nature Reserve) and Wagonway Drive in the south

Great Parkway and a park-and-ride car park are located to the east, with residential development beyond. To the west of the site is a public footpath, residential development, Havannah First School and Great Park Academy. Existing residential development in the surrounding area primarily comprises two and three-storey homes, as well as some four-storey apartment buildings.
The Ouseburn Catchment Wildlife Enhancement Corridor extends into the north of the site and is also located beyond the northern, north-eastern, and eastern boundaries of the site. Havannah and Three Hills Nature Reserve is located to the north of the site, designated as a Local Nature Reserve, Local Wildlife Site and Protected Natural Green Space.
